Three records to bring to a condo insurance comparison
- Association declaration and amendments
- Identify who must restore the wall surfaces, floors, built-ins and improvements. If the wording assigns only some finishes to you, use the specific owner amount instead of assuming every interior item belongs together.
- Current master policy and board notice
- Ask which original finishes the association insures, the applicable master deductible and how a loss could be allocated. For an actual assessment, find your unit's share and the reason it was charged.
- Unit policy declarations and endorsements
- Copy the limits for building property, personal property and loss assessment separately. Ask whether the cause of loss and a charge for the master deductible are eligible under the relevant endorsement.
The California Department of Insurance describes how building responsibilities depend on the condominium’s governing rules. Maryland’s insurance administration explains how an owner improvement can create a cost above the original specifications and why owners should ask about master deductibles. The same $33,000 kitchen can produce two different answers
Suppose restoring a kitchen to its original specification would cost $24,000. Replacing the owner’s upgrades would add $9,000. The entire interior job is $33,000. Entering $33,000 as the upgrade as well as entering $24,000 for originals would count the originals twice.
| Responsibility confirmed in this example | Owner amount | Above unit limit |
|---|---|---|
| Owner restores originals and upgrades | $33,000 | $25,500 |
| Owner restores only the upgrade difference | $9,000 | $1,500 |
| Association restores all listed finishes | $0 | $0 |
Now suppose the owner has $18,000 of movable belongings and a $20,000 contents limit. That row has no gap in this simple comparison. The $2,000 of unused contents limit does not shrink the building gap in the example.
When the declaration and master policy disagree or you cannot tell whether an improvement is included, leave the boundary unconfirmed. The condo insurance calculator will still compare your belongings with the personal property limit. Ask for the applicable provisions in writing before changing the owner building amount.
When a $5,000 condo assessment meets a $2,000 limit
A board sends a $5,000 bill for your unit after a loss. You confirm that your policy covers this cause and this kind of assessment, with $2,000 available for it. On those inputs, $3,000 lies outside the limit before a deductible. If the provision does not apply, the full $5,000 remains outside this modeled coverage.
A loss assessment clause can treat a charge for the association’s master deductible differently from a charge for damage beyond the master policy limits. A maintenance assessment or reserve contribution is a different expense. Ask for the assessment letter, cause, allocation and relevant endorsement before assuming the policy can contribute. How much condo insurance do I need for these expenses?
This condo insurance coverage calculator starts with the owner’s repair responsibility. The unit sale price also reflects land and location, so use an itemized repair estimate for the interior. The calculator adds original specifications and the upgrade difference when both are yours, uses only the upgrade difference when originals are covered, or accepts the specific amount assigned by your documents. Choosing association responsibility for all the entered finishes produces zero for that repair scenario. Other owner exposures may still exist.
Each excess is the positive part of an amount minus its own policy limit. Missing information leaves the dependent row open. If a loss assessment is confirmed excluded, the full entered bill is outside the modeled coverage regardless of the headline limit. The rows do not assume the same deductible, trigger or settlement basis.
To check condo insurance cost, enter the annual premium on a written HO-6 quote in the optional budget field. For example, $720 a year averages $60 per month before installment charges. Association dues and master premiums belong to a separate budget.
Use the renters insurance calculator for a tenant's movable belongings and temporary living expenses, or the home insurance calculator to compare a full house rebuild estimate with a dwelling limit.
